Purchasing Process

  • Mid no end of 2024 for permits and start of infrastructure.

    Beginning of 2025, delivery of lots and start of villas construction.

  • Begin by contacting us (website, email or call) with your preferred lot. Within 14 days, you need to secure your reservation with a $5,000 deposit. That deposit is refundable until the Purchase and Sale (POS) agreement is ready.

  • Following reservation, the process moves to the signing of the Purchase of Sale (POS), which occurs after the parcelization and initial permits. 50% payment is due at this stage. The last stage is the Agreement of Sale (AOS) when your title and lot are ready to be delivered.

  • Financing will be available for lots via local banks for the remaining 50%. Don't hesitate to check the numbers for the lot you are interested in with our team.

Building and Design

  • You can build your own design while respecting our Villa Construction Guidelines, including architectural design lines and environmental considerations.

  • We offer 3 types of villa designs. Details can be found in our linked folder.

  • Common utilities such as electricity and water connections are provided. Individual cisterns and septic systems are included with the Sienna villas.

  • Specific numbers are not yet finalized, but they will be competitive within market prices. Updates will be provided as they become available.

  • We are applying for Law 158 (Confotur), which would result in zero property taxes for the lot.

  • Our legal team at Guzmán Ariza, will guide you through every step to ensure a seamless and secure transaction.

  • Legal costs for land lots vary based on price tiers.

    US$1,600 for lots priced under US$130,000.

    US$1,900 for lots priced between US$131,000 and US$194,000.

    US$2,700 for lots priced over US$195,000 up to US$335,000.
